A standard home inspection will cover the condition of the homes heating system, central air conditioning system, interior plumbing and electrical systems, the roof, attic and visible insulation, walls, ceilings, floors, windows and doors, the foundation, basement and structural components.

Time of Transfer Inspections and Testing
Shane is an Isabella county certified Time of Transfer (TOT) inspector. In 2017, the Central Michigan District Health Department (CMDHD) amended the Sanitary Code to include TOT regulations. This amendment states that, beginning in 2018, all properties in Isabella County served by onsite sewage systems and water wells that transfer ownership are required to have the sewage system and well inspected by a certified inspector. This regulation was added to minimize potential public health hazards by ensuring, via certified inspection, that water supplies are safe and that private sewage systems are functioning properly.
